Standard Real Estate Forms
All Forms are created by the Pennsylvania Association of Realtors (PAR). PAR supplies forms to Brokers and Agents. Forms can be found at www.parealtor.org . Forms can be ordered through PAR. Sample Forms can be viewed at the links below. The sample forms displayed here are for informational purposes only.
Agreement of Sale - Residential - This is the standard agreement of sale used in Pennsylvania. It is strongly advised to read and understand before signing.
Consumer Guide to the Agreement of Sale - A booklet designed to help consumers understand the Standard Agreement of Sale.
Seller's Property Disclosure - This is required in most real estate transactions. This form allows the seller to disclose of any known defects and conditions on the Property.
Buyer Financial Information - Gives an overview of buyer's financial situation. Used by sellers, along with a preapproval from a lender, to determine if they have a qualified buyer.
Reply to Inspections - Buyer uses if they need to ask for repairs or credits from any issues found during the home inspection.
Residential Lead-Base Paint Hazards Disclosure Form - This form MUST be completed for any home built before 1978. It allows the seller to disclose of any knowledge of lead base paint in the home.
For Your Protection: Get a Home Inspection - Mandatory form to be signed by buyers seeking financing through an FHA lender.
Deposit Money Notice -Required to be used when Buyer's Broker is holding deposit monies prior to delivery to Listing Broker.
Appraisal Contingency Addendum - Makes agreement contingent upon the appraised property value.
Change in Terms to the Agreement of Sale - Used to note any changes made in the agreement of sale.
Listing Contract - Residential - Exclusive Right to Sell Real Estate. Used by Realtors when listing a home to sell.
Consumer Notice - This form is required to be used by all realtors. It was drafted by the State Real Estate Commission, this notice must be provided to the consumer at the first contact where a substantive discussion about real estate occurs.
Business Relationship Agreement - Satisfies Agency Law requirements when working with buyers as a buyer's agent, a subagent, or a transaction licensee.
Lead Base Paint Pamphlet - Developed by the EPA, this brochure is required by the Residential Lead-Based Paint Hazard Reduction Act of 1992. Use in all transactions (lease or sale) involving properties built before 1978. PAR Residential Lease (LR) and the Agreement of Sale (A/S-R) fulfill the rest of the Act's requirements.
Mold, Moisture, and Your Home Pamphlet - EPA produced booklet covering mold and indoor air quality issues.
Termination of Agreement of Sale - For use in terminating the Agreement of Sale; includes 'Release and Distribution of Deposit Monies' Form.
